This Privacy Policy explains how Steinmetz Real Estate Professionals ("we," "us," "our"), a real estate team at William Raveis Real Estate, collects, uses, shares, and protects personal information when you visit steinmetzrealestatepros.com (the "Site") or interact with us by phone, email, form, or in person.
1. Information We Collect
We collect information in the following ways:
- Information you provide. Name, email, phone, property address, price range, neighborhoods of interest, timeline, and any notes or questions you submit through forms (home valuation, saved search, contact, booking, newsletter, referral, or conversational funnel).
- Information collected automatically. IP address, device type, browser, operating system, referring URL, pages viewed, and approximate location, collected via cookies, pixels, and server logs. We use Google Analytics 4 (GA4) to measure site usage.
- Information from third parties. Multiple Listing Service (MLS) data including property and transaction records; map and address data from Google Maps; email delivery metadata from Resend.
- Information we generate. Lead scores, property match scores, AI-generated summaries, and notes our team adds to your contact record in our CRM.
We do not knowingly collect information from children under 13.
2. How We Use Your Information
- Respond to inquiries and provide real estate services.
- Send listing alerts, home valuations, and market updates you request.
- Deliver transactional emails (booking confirmations, document notifications, transaction milestones).
- Deliver follow-up email sequences after you submit a form. You can unsubscribe from any marketing email at any time using the link in the footer of that email.
- Improve the Site, measure performance, and maintain security (fraud prevention, rate limiting, abuse detection).
- Comply with legal obligations, including real-estate record-keeping and anti-money-laundering requirements under federal and Massachusetts law.
3. Legal Bases (GDPR / UK GDPR)
If you are in the European Economic Area or the United Kingdom, we process your personal information under one of these legal bases: (a) your consent; (b) performance of a contract or pre-contract steps at your request; (c) our legitimate interests in operating and marketing our business, weighed against your rights; or (d) compliance with a legal obligation.
4. How We Share Your Information
We do not sell your personal information. We share it only with:
- William Raveis Real Estate, the licensed brokerage under which we operate, as required to provide real estate services.
- Service providers acting on our behalf under contract: Supabase (database and authentication), Resend (email delivery), Vercel (hosting), Anthropic (AI assistance for internal drafting and analysis), Google (Analytics, Search Console, Maps), and our MLS provider (MLS PIN).
- Co-operating agents and cooperating brokerages when needed to complete a transaction you are a party to.
- Law enforcement or regulators when required by subpoena, court order, or applicable law.
5. Cookies and Tracking
The Site uses first-party cookies to keep you signed in and remember preferences, and third-party cookies from Google Analytics to measure traffic. You can disable cookies in your browser, but parts of the Site may not function. We honor Global Privacy Control (GPC) signals where technically feasible.
6. Email Preferences and Unsubscribe
Every marketing email we send includes an unsubscribe link. Clicking it stops all scheduled marketing and nurture emails to that address. We may still send transactional messages (booking confirmations, document notifications, responses to inquiries you initiated) as needed to provide the service you requested.
7. Your Rights — California Residents (CCPA/CPRA)
If you are a California resident, you have the right to:
- Know what personal information we collect, use, and share about you.
- Request a copy of your personal information.
- Request deletion of your personal information, subject to legal exceptions.
- Correct inaccurate personal information.
- Limit the use of sensitive personal information.
- Opt out of the "sale" or "sharing" of personal information. We do not sell or share personal information for cross-context behavioral advertising.
- Be free from retaliation for exercising these rights.
To exercise your rights, email sarina.steinmetz@raveis.com with "Privacy Request" in the subject line. We will verify your identity and respond within 45 days (extendable to 90 days).
8. Your Rights — EEA / UK Residents (GDPR)
If you are in the European Economic Area or the United Kingdom, you have the rights of access, rectification, erasure, restriction of processing, objection, data portability, and the right to withdraw consent where processing is based on consent. You also have the right to lodge a complaint with your local supervisory authority.
9. Data Retention
We retain your information for as long as we have an active relationship with you and for a reasonable period thereafter to support client service, comply with legal and tax obligations (which in Massachusetts real estate can require multi-year retention of transaction records), and resolve disputes.
10. Security
We use industry-standard safeguards — TLS in transit, row-level security in our database, access controls, and audit logs — to protect your information. No system is 100% secure; we encourage you to use unique passwords and be cautious of phishing.
11. International Transfers
Our service providers may process information in the United States. If you are outside the U.S., you consent to the transfer and processing of your information in the U.S. under this policy.
12. Fair Housing
Steinmetz Real Estate Professionals is committed to equal opportunity in housing. We comply with the federal Fair Housing Act, Massachusetts General Laws Chapter 151B, and all related anti-discrimination laws. We do not steer prospective buyers toward or away from neighborhoods based on race, color, religion, sex (including sexual orientation and gender identity), familial status, national origin, disability, age, marital status, veteran status, genetic information, ancestry, or source of income.
13. Changes to This Policy
We may update this policy from time to time. When we do, we will change the "Last updated" date above and, for material changes, notify you by email if you have an active subscription with us.
